Did anyone pick C? If so, congratulations. When Remodeling magazine put out its Cost vs. Value Report earlier this year, it put the 20-gauge steel entry door at the top of its list.
The report compares the average cost for a number of popular remodeling projects with the value these projects retain upon resale.
In the case of steel entry doors, the report found that the average cost of installing the doors was $1,230, while the resale value was $1,252, meaning homeowners recouped 101.8 percent of the cost.
“The cost-value ratio expresses resale value as a percentage of construction cost,” Remodeling wrote in its report. “When cost and value are equal, the ratio is 100%; when cost is higher than value, the ratio is less than 100%; when value is higher than cost, the ratio exceeds 100%. That means the replacement steel entry door is the only project that, on a national basis, more than pays back its investment in the form of a better home resale price.”

The steel entry door is something of a returning champion, as the door-maker ProVia noted on its blog:
“The 20-Gauge Steel Entry Door has consistently delivered the best return on investment for resale, holding the top spot in the Mid-range product category since its debut in this report in 2009/2010. This year it’s #1 again, providing a whopping 101.8 percent Cost-Value. The steel entry door is the only project that, on a national basis, more than pays back its investment (100 percent+) in the form of a better home resale price.”
Rounding out the top five in the Cost vs. Value report were manufactured stone veneer (92 percent of the cost) garage door replacement (88 percent) vinyl siding replacement (80.7 percent) and wood deck additions (80.5 percent).
The report also found that replacement projects generated a better return than remodeling projects.
“This has been the case since at least 2003, but this year the gap widened by 3.8 percent,” says ProVia’s Phil Wengerd, writing on the company blog. “Replacement projects showed an average return of 73.2 percent in this year’s report, just a smidgen below its 73.7 percent last year, while the cost-value ratio of remodeling projects sank to 60.8% in this year’s report, down from 65.1 percent last year.
